Estate and date-of-death appraisals
When a home is part of an estate, you need its value as of the date of death, not today. A4 Appraisal writes retrospective appraisals that executors, heirs, attorneys and CPAs can rely on.
Common reasons to order
- Probate and estate settlement
- Dividing a home fairly between heirs
- Stepped-up basis records for your CPA
- Estate tax filings, when they apply
What you get
- A value as of the exact date you give us, using sales from around that date
- The intended use and users written into the engagement letter before any work starts
- A signed report from an Illinois Certified Residential Appraiser
- A walk-through of the home today, with notes on anything that changed since the date of death
How it works
- Send a request online or call. Al calls you back with the fee and the first opening.
- You sign an engagement agreement that sets the intended use, users, scope, fee, cancellation and delivery terms before any work starts. Payment is due before the inspection unless alternative terms are agreed to in writing.
- Al inspects and measures the home.
- You get a signed report.

Questions
Can you appraise a past date if the home has changed since?
Yes. Tell us what changed (repairs, cleanout, damage) and we value the home as it was on the date you need.
Do I need to be the executor to order?
No. Executors, heirs and attorneys all order these. We note who the report is for in the engagement letter.
