PMI removal appraisals
If your home has gained value, an appraisal can show you've reached the equity your lender needs to drop private mortgage insurance.
Common reasons to order
- Dropping PMI after values have gone up
- Dropping PMI after improvements you've made
- Checking your equity before you call your lender
What you get
- A current market value for your home
- A signed report from an Illinois Certified Residential Appraiser
- A report you can send to your loan servicer
How it works
- Send a request online or call. Al calls you back with the fee and the first opening.
- You sign an engagement agreement that sets the intended use, users, scope, fee, cancellation and delivery terms before any work starts. Payment is due before the inspection unless alternative terms are agreed to in writing.
- Al inspects and measures the home.
- You get a signed report.

Questions
Will my lender accept your appraisal?
Every servicer has its own rules. Some order the appraisal themselves or require an approved list. Call your servicer first and ask what they accept, then tell us when you order.
How much equity do I need?
That depends on your loan and servicer. Your servicer can tell you the loan-to-value they need.
