Pre-listing appraisals
Know what your home is worth before you set a price. An independent appraisal gives you the same kind of value a buyer's lender will look for.
Common reasons to order
- Setting a list price
- For-sale-by-owner pricing
- Deciding which repairs are worth it before listing
- Settling a price between family members
What you get
- A current market value based on recent nearby sales
- A signed report from an Illinois Certified Residential Appraiser
- A report you can share with your agent or buyers
How it works
- Send a request online or call. Al calls you back with the fee and the first opening.
- You sign an engagement agreement that sets the intended use, users, scope, fee, cancellation and delivery terms before any work starts. Payment is due before the inspection unless alternative terms are agreed to in writing.
- Al inspects and measures the home.
- You get a signed report.

Questions
Is this the same as an agent's price opinion?
No. An agent's comparative market analysis is a pricing suggestion. An appraisal is an independent, signed value from a licensed appraiser.
Will the buyer's lender use my appraisal?
Usually not. Lenders order their own appraisal, but yours shows you where the value is likely to land.
